Louisiana Residential Lease Agreement
This Residential Lease Agreement ("Agreement") is entered into on this ____ day of __________, 20__, by and between ______________________ ("Landlord") and ______________________ ("Tenant"). The property to be leased is located at ______________________________________, Louisiana ("Premises").
This Agreement is subject to the Louisiana Residential Landlord and Tenant Act, ensuring both parties understand their rights and obligations.
Term
The term of this Lease Agreement shall commence on _______________ and shall terminate on _______________, unless extended or terminated sooner according to the provisions herein.
Rent
The monthly rent amount is $______, payable on the first day of each month to the Landlord at the address listed above or through any other method agreed upon by both parties. A late fee of $______ will be incurred for any rent payment made after the _____ day of the month.
Security Deposit

Rules and Regulations
The Tenant agrees to comply with all applicable building, housing, and health codes and any rules and regulations set forth by the Landlord for the benefit and well-being of all tenants. These include, but are not limited to:
- No illegal activities on the premises.
- No disturbances to neighbors or other tenants.
- Compliance with all noise ordinances.
- No modifications to the premises without prior written consent from the Landlord.
Termination
This Lease may be terminated by either party by providing 30 days written notice to the other party. Early termination by the Tenant may result in forfeiture of the Security Deposit, depending on the circumstances and as allowed by Louisiana law.
Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Louisiana.

This Agreement, constituted on the date first above written, after being signed by both parties, is considered legally binding.
